Since leaving the police force and starting as a mortgage broker in 1999, I have proven to my clients, the banks and the insurers that I operate with honesty, integrity and professionalism. This reputation assists me in getting home loans to the approval stage in a prompt fashion, resulting in my clients achieving their financial goals.

Residential purchasers/refinancing your mortgage

All banks are not the same! This is a simple statement that many home owners forget when they are looking to renew their fixed rates, top up an existing loan, refinance an existing loan or buy another property. I can assist you to decide whether to break rates, set a fixed term, have a floating/ variable loan, or an interest only loan. And for those who this facility suits, I can explain the power of using a revolving credit facility to reduce your debt.

My service does not stop at the interview. My excellent relationship with the lenders assists me to negotiate a complete mortgage package for you. This may include discounted rates, waiver of fees or a quick decision  – or even all of these things. The strength of my negotiations will largely be based on your circumstances, but you can rest easy knowing that I am working in your best interest!

First home buyers

Information is the key for first home buyers. When purchasing a property, many first home buyers find it helpful to have a team around them that they can trust for advice throughout the process. I pride myself on making the effort to arm a new buyer with the right information, so that they understand all of their home finance options. I also have access to a full range of professionals including solicitors and accountants should they be required.

Sometimes a first home buyer needs to be creative – an example of this is how to get around the ‘20% deposit’ rule. A lot of parents wish to assist their children but do not understand how it might be possible. I have assisted hundreds of my first home buyer clients who have been saving hard for years, showing them how to “leap frog” the wait by explaining clearly to their parents how to leverage their equity.

Investor loans

LAQC, IR23b, chattels depreciation, rent return, capital growth and tax laws often change. The advantage of seeking assistance from an experienced professional is that I will have up-to-date information about property investment loans to present to you, gained from my professional networks. Lending advice is invaluable – after Ihad reviewed their situation, one of my clients purchased 4 rentals in the space of 4 weeks! Another client grew his portfolio to 35 houses in approximately 2 years. It’s important to actually see the numbers and understand them before you commit to any long-term investment decision.

New immigrants

Everyone in NZ is “fresh off the boat, or plane” so to speak, and I love being able to assist new New Zealanders in purchasing property. Lending, buying and selling can be a minefield, particularly when you’re in unfamiliar territory, and it is extremely rewarding to be part of the service that makes dreams a reality. I welcome clients who wish to plan in advance, and often this is whilst they are still overseas. Allowing me to assist at this early stage ensures an easier home loan application when they arrive.

Self-employed borrowers

For self-employed borrowers, lo doc loans are still available, as are straight short-term equity loans. Care is needed to present the loan application correctly, as the lenders may only look at the application once. These loans can sometimes be more expensive, but if they are the right type of loan for your situation, the benefit outweighs the cost.

Having been a police officer for 18 years, based in Auckland and the North Shore I am now a member of the Police Association. From these experiences “I can still tell good work stories” but also crunch your numbers.

North Shore customers

Most of my clients to date have been based in Northcote, Birkenhead, Birkdale, Beach Haven, Glenfield, Takapuna, Devonport, Milford, Browns Bay, Albany, Torbay and surrounding areas. Whilst I have lived on the North Shore all my life I am happy to travel Auckland-wide. I work with my business partner Scott Charlesworth and we have two very qualified associates, Caroline Liang and Craig Pettit.
