House hunters had more properties to choose from in June, with new listings reaching their highest level for the month since 2020.
According to realestate.co.nz, 7,942 new properties were listed for sale across New Zealand in June, up 4.3% compared to the same time last year. Total listings also increased, rising 7.3% to 34,761 properties.
Realestate.co.nz CEO Sarah Wood said the additional choice was giving buyers more confidence.
“Stock is up across almost every region, which means buyers can be more considered in their decision-making. First home buyers in particular are recognising that conditions like these reward those who are ready to move,” she said.
Ms Wood also said buyers and sellers were becoming more comfortable making decisions despite ongoing economic uncertainty.
“Anecdotally, we are hearing the same thing from across the market: people who have been holding off, waiting for things to settle, are starting to recognise that a world with more uncertainty has become the ‘norm’ in recent times, and that life has to continue. Buying and selling property is part of that.”
What this means for buyers and sellers
A larger pool of listings can create opportunities for buyers. Rather than feeling pressured to make a quick decision, they may have more time to compare properties, negotiate on price or contract terms and find a home that better suits their needs.
For sellers, a more competitive market makes preparation even more important. Presenting a property well, setting a realistic asking price and developing an effective marketing strategy can help a home stand out when buyers have more options.
One of the best ways buyers can prepare is by understanding how much they can borrow before they begin making offers. Having finance organised can help them move quickly when they find the right property, particularly in a market where well-priced homes can still attract strong interest.
If you have buyers or sellers who would like to better understand their finance options before entering the market, we’d be delighted if you introduced them to us. We’d be happy to help them prepare for their next move.
