The property market has become quieter in 2026, but one group is continuing to make steady progress – first home buyers.
According to Cotality, the number of properties sold fell for a fifth consecutive month in May. Across the first five months of the year, sales activity was down 4.7% compared to the same period in 2025.
Despite that slowdown, first home buyers increased their share of purchases. They accounted for 27.7% of all sales in the first five months of 2026, up from 25.8% a year earlier, and were the only major buyer group to increase their purchasing activity.
Why first home buyers are staying active
Cotality Chief Property Economist Kelvin Davidson said several factors were working in first home buyers’ favour.
“Lower property values than a few years ago, plenty of property to choose from, access to KiwiSaver and the availability of low-deposit lending have all combined to help keep first home buyers active and give them confidence to get into the market,” he said.
While affordability remains a challenge, today’s market offers opportunities that weren’t available when prices were rising rapidly and buyers faced intense competition.
